Most water heaters will last between 10 to 15 years – however once a water heater starts to leak or some degradation in performance, the chances of something more catastrophic occurring and causing more serious damage to your home increases exponentially. This lifespan can also be significantly shortened if you do not have an adequately sized hot water heater. In Las Vegas, for 2.5 bathrooms, 4 bedrooms, and 4 people taking daily showers and/or baths, you should have at least a 50 gallon water heater.
